New multi-story hotel planned for Ribaut Road in Port Royal
Plans are to build on the land now occupied by the Coca Cola Distribution Center on Ribaut Road

303 Associates and Spartina Hospitality Management announced on Friday that they have partnered to develop a new multi-story boutique hotel on Ribaut Road in the Port Royal central business corridor.

Plans are to build the new hotel on the land now occupied by the Coca Cola Distribution Center on Ribaut Road just before the Russell Bell Bridge. The property was vacated by Coca Cola recently after building its new 40,000 square foot sales and distribution center in Ridgeland.

โ€œWe like the site location for this new investment in Port Royal,” said Dick Stewart, 303 Associates CEO.

“In recent weeks, I’ve listened to residents saying they welcome more visitors. They’ve said they want more customers in their shops and restaurants. They want more jobs and tax revenues as well. We’ve created over 289 jobs and increased property tax revenues by over $430,000 per year in Beaufort Town Center and we’re happy to add to our existing investments in Port Royal.”

“We have partnered with Spartina Hospitality Management and Jonathan Sullivan in managing our existing hotels and other hotels we are developing. We are ready to expand that relationship to serve Port Royal,” Stewart added.

Changes in Port Royal

With the Port of Port Royal development starting soon, things are looking up for the cool, coastal and far from ordinary town.

The hotel would also be the closest lodging to Parris Island, and will undoubtedly serve families coming into town for Family Day and Graduation at the Marine Recruit Depot.

โ€œThis site is 1.2 miles from Sands Beach, Parris Island, the Cypress Wetlands and the wonderful shops and restaurants along Paris Avenue in Historic Port Royal,” said Jonathan Sullivan, President of Spartina Hospitality Management.

“The Spanish Moss Trail is just outside the new hotel’s doorstep providing direct access to this great amenity allowing guests to enjoy biking and walking experiences. The recent addition of new restaurants in Port Royal are encouraging. This site combines the opportunity to serve our visiting families and those wanting to enjoy the experience that Port Royal is becoming known for. We want to be part of this exciting brand.”

“We are moving forward with design, branding and development and we expect the new hotel to be 3 or 4 stories high. We look forward to beginning construction in the near future,” Sullivan added.

What’s coming

With the recent purchase of the Port area and development moving forward, lots of other things have been mentioned for Port Royal in the near future.

A 240 slip dry stack boat storage center recently opened and the development of a new neighborhood named Harrison Bluff is coming soon near The Sands. By the time everything is done, there could be around 1,000 people living on the old port.

Fish Camp on 11th Street opened last year and seats are sometimes difficult to come by at the restaurant. The same goes for the new Madison’s as well. Other restaurants rumored to be moving in as well including a Crazy Crab restaurant and a new one opening very soon at the old Back Porch Grill at the Port Royal Landing Marina.
